But behind the scenes, there is a really interesting dynamic happening right now. It’s something we need to talk about whether you are trying to step into your very first home, or looking to step up into a larger property on a quieter street this year.
Over the last few weeks, I’ve had some great casual chats with people on both sides of the fence. Sellers who feel like they missed the spring window, and buyers who are tired of intense competition, are both telling me the exact same thing: “We’re just going to cruise through the summer and see what happens in the fall.”
It sounds like a relaxing plan, but here is the friendly truth: waiting around is a strategy, and right now, it might actually make your life harder.

A lot of people think real estate completely goes on vacation in July and August. It doesn’t. What actually disappears is the noise. The casual lookers go to the lake, but the serious, highly motivated people are still out there and ready to make decisions.
Mid-summer historically sees a lower volume of new listings hitting the market.
If you are a seller, this is your secret weapon. Instead of competing with a massive wave of spring inventory, your property gets to stand under a spotlight with way less competition. Serious summer buyers have fewer options to choose from, meaning a well-priced, turnkey home will grab their attention instantly.
If you are a buyer, this is your breathing room. The frenzied crowds at open houses thin out, meaning you can actually take a moment to look at a property, check the details, and make an educated decision without a high-pressure ticking clock over your head.
Why Waiting for the “Fall Reset” is a Gamble
If you are a buyer waiting for a massive autumn price drop, or a seller waiting for a massive rush of activity, you might be setting yourself up for disappointment.
We are seeing a clear “price floor” establish in our detached and semi-detached segments. Buyers are realizing that prices on quality properties in premium neighborhoods are holding firm. Waiting until September isn’t going to get you a massive discount; it’s just going to bring all the competition right back into the arena.
The fall market comes back incredibly fast, usually by the second week of August. If you wait until September to start getting your home ready to list, or wait until then to start actively looking for your next place, you are already weeks behind the curve. You’ll be competing with hundreds of other people who all had the exact same idea, instantly diluting your leverage on both sides of the transaction.
The Sweet Spot
Right now, we are in a beautifully balanced market. It is a fair playing field. If you price accurately as a seller, you get great traction. If you purchase strategically as a buyer, you can buy with the peace of mind that you are paying true market value rather than overpaying in a blind bidding war.
