The summer playbook: July market Update ☀️

Summer has officially arrived in Calgary. Patios are full, vacations are underway, and the fast pace of the spring market has started to slow. On the surface, it feels like real estate is taking a breather.

But behind the scenes, something interesting is happening.

Over the past few weeks, I’ve been having conversations with both buyers and sellers, and I’ve noticed a common theme. Sellers feel like they may have missed the spring market, while buyers are relieved that the intense competition has eased. Both groups are saying the same thing:

“We’ll just wait until the fall and see what happens.”

It sounds reasonable, but waiting is still a strategy. In today’s market, it may actually work against you.

The hidden opportunity this summer

Many people assume the real estate market shuts down in July and August. It doesn’t.

What changes is the level of competition.

Casual buyers head to the lake or on vacation, but motivated buyers are still actively looking and ready to make decisions. At the same time, fewer new listings typically come to market.

For sellers, that’s an opportunity.

With less inventory available, a well priced, well presented home has a much better chance of standing out. Buyers have fewer properties to choose from, giving your home more exposure.

For buyers, summer offers something just as valuable.

Open houses are quieter, bidding wars are less common, and you have more time to evaluate a home carefully without feeling rushed into a decision.

Is waiting until fall the better move?

Many buyers are hoping for lower prices in the fall, while many sellers are expecting another surge in activity.

The reality is usually somewhere in the middle.

We’re continuing to see quality detached and semi detached homes in desirable neighbourhoods hold their value. Waiting until September is unlikely to create dramatic price discounts. What it will likely bring is more competition as buyers and sellers return to the market at the same time.

In fact, the fall market often begins well before September. Activity typically starts picking up by the second half of August.

If you wait until September to prepare your home for sale or begin your home search, you’ll be entering the market alongside everyone else who had the same idea.

Finding the sweet spot

Today’s market is one of the most balanced we’ve seen in quite some time.

Sellers who price their homes correctly are attracting strong interest, while buyers have the opportunity to purchase with confidence, often without the pressure of competing in multiple offer situations.

If your current home no longer fits your lifestyle, you don’t need to wait for the “perfect” market headline before making a move.

Every situation is different, and the best strategy starts with understanding your goals rather than trying to time the market.
